Measure the floor once

Sketch the floor and divide an irregular outline into non-overlapping rectangles. Add the areas and enter the total in the Floor Tile Calculator using known-area mode. Alternatively use length × width for a rectangle. The identical-area count repeats the same dimensions; it does not describe different rooms. Keep floor measurements separate from tiled wall heights and avoid deducting an area that will still receive tiles.

Choose a layout before ordering

Straight grid, offset, diagonal and herringbone layouts produce different cuts. The direction of rectangular tiles, doorways, borders and narrow strips at the room edge all affect usable pieces. Ask the installer to check the proposed setting-out, the product’s permitted offset and likely spare needs. The calculator records a pattern but does not derive each cut or guarantee a universal allowance. For a mixed-size design or two colours, calculate each product from its own measured layout.

Use the exact floor tile coverage

Read labelled m² per box, not just a photograph or size in a product name. If only dimensions are available, nominal tile face coverage is length in metres × width in metres. Multiply by tiles per box to estimate box coverage. A nominal 600 × 600 mm tile has a 0.36 m² face; four represent 1.44 m² before any difference in labelled coverage. Grout joints and actual product tolerances mean the label is the better purchase basis.

Example of full-box rounding

For an illustrative 20 m² floor with a chosen 10% allowance, target coverage is 22 m². At 1.44 m² per box, divide 22 by 1.44 and round up to 16 boxes, giving 23.04 m². Do not round the starting area into tiles and then add another allowance. The purchase contains some excess beyond the chosen percentage because suppliers sell full boxes. Retain the agreed spares in the matching batch.

Compare a special with a complete quote

A hypothetical R150/m² tile quote means R3,456 for the 23.04 m² purchase above. An equivalent R216 per box produces the same tile total. These are arithmetic examples, not current offers. Compare the same product, expiry date, available batch, coverage, delivery and return terms. Confirm whether taxes are included. The calculator adds no VAT, so keep every entered quote on the same basis.

Include the installation scope

Optional labour is calculated on net floor area, not the allowance or purchased coverage. Enter preparation, adhesive, grout, trims and other agreed work as quoted totals without repeating a charge already included elsewhere. Minimum call-out charges and unusual cutting need their own quote. Compare tile and laminate on the same completed installation scope rather than assuming one is always cheaper. PVC, vinyl and interlocking garage tiles need their own installed coverage, edge pieces and substrate requirements.

Frequently asked questions

Does a diagonal pattern always need 15% waste?

No. The allowance depends on room geometry, tile size, layout and usable cuts. Confirm one percentage for the actual project.

Does the calculator make a herringbone layout?

No. It records the selected single-product pattern and calculates quantities using the allowance you enter.

Is a price per m² charged on the floor area?

For this material estimate it is charged on the nominal coverage of full purchased boxes. Optional labour is charged on net floor area.

Can I use floor tile specials from CTM?

Yes. Enter the current exact product coverage and quote. 99Tools is independent and does not supply live specials.
