Define repair, replacement or conversion

Repairing a limited defect, replacing like-for-like covering and changing the roof system are different jobs. Start with a condition assessment and an agreed scope. Record the old covering, the proposed new system, visible defects and access constraints. A budget prepared before inspection can leave structural repairs or temporary protection unpriced. The calculator adds only your entered quotes and does not determine whether a replacement is necessary.

What to include in a replacement roof quote

Ask about removal, temporary weather protection, support repairs, new covering, underlay, flashings, ridges, fasteners, access and waste handling. Delivery, design and inspection fees can be separate. Check which amounts are already included in an installed rate before adding fixed charges. The tool uses one net quoted sloping area for removal, materials and labour; use a total fixed quote instead when a contractor’s charge is based on a different area or a minimum job fee.

Convert thatch to tile roof cost

A thatch-to-tile conversion cannot be priced reliably by changing only the covering unit rate. Existing geometry, supports, connections and the proposed loads and weatherproofing need assessment for the selected system. Establish what can be retained and what must be altered before ordering tiles or trusses. Obtain the relevant design and approval advice for the actual project, then enter the resulting scope. The calculator does not certify structural capacity, fire performance or compliance.

Replacing an asbestos roof

An old sheet’s appearance is not proof that it contains asbestos, and an ordinary roof budget cannot identify the material. Have suspected material assessed before disturbance. Ask competent specialists to establish the required parties, work controls and disposal arrangements under the applicable asbestos requirements. Include the specialist quotation as its own line and make sure its removal or disposal charges are not also entered in ordinary roof removal. This is cost planning, not a DIY removal or cleaning procedure.

Compare retention and replacement fairly

Ask what each option achieves: a sound covering, repaired support, resolved water-entry detail or only a change in appearance. Include access and temporary protection in both options where needed. Retiling does not automatically include new trusses, while a new-truss quote may exclude the covering or ceiling. Avoid comparing one complete quotation against another that prices only visible materials. Keep allowances for unresolved work clearly identified rather than assuming an inspection guarantees no hidden defects.

Coordinate solar and other roof work

If solar equipment is present or planned, confirm who assesses the roof, removes and reinstalls equipment where necessary, provides the mounting details and manages electrical work. These can be separate contracts. A covering replacement is not proof that a roof can carry the proposed equipment. Enter only the confirmed solar-related scope in the calculator, and avoid counting the same structural assessment in both professional fees and a complete solar quote.

Use an itemised budget and a dated quote

Record the roof area, rates, fixed charges and tax basis from the contractor documents. A chosen contingency adds a planning reserve to the entered subtotal; it is not evidence of an extra contractual charge or an actual tax invoice. Confirm quotation validity, exclusions, milestones, documentation and responsibility for approvals before agreeing the work. No universal national rate for asbestos removal or thatch conversion is supplied, because scope and site conditions matter.

Frequently asked questions

Is changing thatch to tiles only a material cost?

No. The proposed roof system and existing support need assessment, and the quote may need structural alterations and other work.

Does a replacement quote always include trusses?

No. Ask whether the quote covers existing support repairs, new trusses or only the covering.

Can this tool identify asbestos sheets?

No. Suspected material requires assessment before disturbance. Enter an appropriately scoped specialist quotation.

Where do I enter an asbestos removal quote?

Use the specialist work total and avoid repeating any included removal or disposal in other lines.
